Why do I need a home Inspection?

The purchase of a home is the largest single investment most of us
will ever make.  As the result of a good home inspection, you will
have a much clearer understanding of the home you are about to
purchase, and you will be able to make related decisions with
confidence.  

What is a general home inspection?

A home inspection is an objective visual examination of the condition
of a home.  Home buyers should view an inspection as an opportunity
to gain valuable information about their new home.  A professional
inspection will help buyers know about major defects in the structure
or the systems, before completing the purchase.  This will limit
unpleasant surprises and unexpected expenses later.   

Home inspections are intended to point out significant repairable
defects.  Most minor or cosmetic flaws , such as worn carpet or wall
paper are not addressed.

Is an inspection an insurance policy or warranty against future repairs?

No!  The home inspector will  never be able to predict every repair or
maintenance item encountered while owning a house.  Purchasing a
home brings risk.  An inspection cannot eliminate this risk.  An
inspection does not constitute an insurance policy or warranty.  It
gives an opinion of the condition of the house on the day of inspection.

Does FHA have inspection requirements?

No.  FHA depends on the appraiser to check for safety issues, FHA encourages
the buyer obtain the services of a licensed home inspector.  Oklahoma home inspectors
are licensed by the State of Oklahoma.
